Will the price change in a crisis, war or other force majeure event?

The company does not change, and has never changed, an agreed price. Whatever the circumstances around the world, we stand by our name and our signature. We also rely on our customers to make payments on time and to notify us promptly if they encounter a problem.

I own another property. Will you wait for me to sell it?

Of course. We can allow more time before signing a preliminary contract so you can sell your other property at your own pace.

If I refer a friend, would you offer me a larger discount?

If you refer a friend when buying an apartment, we will work hard to offer both buyers an excellent price, as we do for purchases of more than one apartment.

How long does it take to construct a building?

Projects usually take around 24 months from groundbreaking. We include many details to add value to each development, and everything must be carefully finished. That cannot be achieved in just a few months.

Will the building be completed as shown in the visualisation?

Our buildings are delivered exactly as shown in the visualisations, sometimes even better. We never cut back on materials or change the designers' specifications.

Do you work with lenders?

The company has never used funding from banks or third parties. It is financed entirely with its own funds. Of course, we help our customers every day to find suitable financing on the best terms when buying a property.

Can I buy an apartment from another country without visiting?

Of course. Many of our customers reserve an apartment online, sign a contract and make their payments smoothly and on time. For the notarised transfer, you will need a power of attorney certified through the applicable procedure in the country where you live. We can help if you need more information.

How long have you worked in property investment and construction?

We have invested in real estate for 9 years and have been actively building for the past 8.

What security do I have when buying off-plan?

At Bauland EOOD, payments are exclusively for completed work. We do not require large advances, send photographs regularly and receive regular media coverage. Our flexible plans let clients choose payment methods and schedules.

Is there a service charge at your developments?

In most projects, the owners' association decides on maintenance. In some large developments where we retain a substantial property portfolio and have a strong long-term commitment, we provide maintenance ourselves at below-market rates.

Can I find out which of my personal data you hold and process?

At your request, BAULAND EOOD must tell you what information we hold about you and how it is processed.

If we hold your personal data, you may request the following information:

The legal basis for processing;

The relevant categories of personal data being processed;

The recipients or categories of recipients to whom data has been or will be disclosed;

The envisaged storage period for personal data;

Details of your rights to request rectification or erasure of personal data, restriction of processing, and to object to such processing;

Information about your right to withdraw consent at any time;

Details of your right to complain to a supervisory authority;

The source of your personal data, where it was not collected directly from you.

Full details of any automated decision-making, including profiling, meaningful information about the logic involved, and the significance and expected consequences of this processing.

Rights under Regulation (EU) 2016/679 of the European Parliament and of the Council of 27 April 2016 and Bulgaria's Personal Data Protection Act:

1. As a data subject, YOU HAVE THE RIGHT to obtain confirmation from BAULAND EOOD, the personal data controller, as to whether your personal data is being processed, and to access the data and the following information:

a) the purposes of processing;

b) the categories of personal data being processed;

c) the recipients to whom the personal data has been or will be disclosed;

d) the envisaged storage period for personal data, based on the criteria used to determine that period under Bulgarian law;

(e) any available information about the source used. The company provides the above information free of charge. In the event of death, these rights may be exercised by your heirs.

2. As a data subject, YOU HAVE THE RIGHT to withdraw the consent given under Article 6(1)(a) and ask BAULAND EOOD, the controller, to erase your personal data. Submit a written request; the company must comply where one of the following grounds applies:

personal data is no longer necessary for the purposes for which it was collected or processed.

where you have withdrawn, by written request, the consent on which processing is based.

if you believe there is no lawful basis for processing your personal data or that erasure is necessary for the company to meet a legal obligation. In this case, you may complain to Bulgaria’s supervisory authority, the Commission for Personal Data Protection, or apply to a Bulgarian court.

3. As a data subject, YOU HAVE THE RIGHT to request in writing that BAULAND EOOD, the controller, correct or block the use of inaccurate personal data. You also have the right to complete missing data by signing a declaration.

3.1. As a data subject, YOU HAVE THE RIGHT to ask BAULAND EOOD, the personal data controller, to erase your data without undue delay where any of the following grounds applies:

personal data is no longer necessary for the purposes for which it was collected;

where you have withdrawn your consent;

where you have objected to processing,

where processing is unlawful;

where personal data must be erased to comply with a legal obligation under EU or Member State law applicable to us as data controller;

We may refuse to erase your personal data for the following reasons:

for exercising the right to freedom of expression and information;

to comply with our legal obligations or perform a task in the public interest,

for exercising official authority vested in us;

for reasons of public interest in the area of public health;

for archiving in the public interest, scientific or historical research, or statistical purposes, where erasure is likely to make the purposes of that processing impossible or seriously impair them; or for the establishment, exercise or defence of legal claims.

4. As a data subject, YOU HAVE THE RIGHT to ask BAULAND EOOD, the controller, to restrict processing of your personal data where:

you contest the accuracy of your personal data, for a period allowing BAULAND EOOD, the controller, to verify its accuracy;

where you consider processing unlawful but do not want your data erased, requesting restriction of its use instead;

where BAULAND EOOD, as data controller, no longer needs your personal data for processing, but you require it for the establishment, exercise or defence of legal claims;

where you have objected to the company’s processing of your personal data under Article 21(1) of the Regulation, pending verification of whether the legitimate grounds override your interests.

Consequences: when processing is restricted at your request, your data may, apart from storage, be processed only with your consent or where important public interests of the EU or Bulgaria require it. If you have requested a restriction, the company must inform you before lifting it.

4.1. As a data subject, YOU HAVE THE RIGHT to object to automated processing, including profiling, by BAULAND EOOD, and YOU HAVE THE RIGHT not to be subject to a decision based solely on automated processing, including profiling;

5. As a data subject, YOU HAVE THE RIGHT to ask BAULAND EOOD to notify every recipient to whom your data was disclosed of any rectification, erasure or restriction requested by you, unless this is impossible or requires disproportionate effort. In that case, YOU HAVE THE RIGHT to be informed of those recipients.

6. As a data subject, YOU HAVE THE RIGHT to data portability: to receive from BAULAND EOOD the personal data concerning you that you provided, in a structured, machine-readable format, and to transmit it to another controller without hindrance. This applies because processing is based on consent under Article 6(1)(a) or Article 9(2)(a) of the Regulation. YOU ALSO HAVE THE RIGHT to have the data transmitted directly from BAULAND EOOD to another controller where technically feasible. This does not affect your right to request erasure by BAULAND EOOD.

This right does not apply where processing your personal data is necessary for a task carried out in the public interest or in the exercise of official authority vested in the company.

7. As a data subject, YOU HAVE THE RIGHT to object to BAULAND EOOD's processing of your personal data at any time on grounds relating to your particular situation. The company should then stop processing and clearly explain the consequences so you can make an informed choice regarding your lawful rights and interests.

This right does not apply if the company demonstrates compelling legitimate grounds for processing that override your interests, rights and freedoms, or grounds relating to the establishment, exercise or defence of legal claims.

8. As a data subject, YOU HAVE THE RIGHT to be notified immediately by BAULAND EOOD of a personal data breach likely to pose a high risk to your rights and freedoms. The notice should describe the nature of the breach and the appropriate technical and organisational protection measures taken and applied to the affected data, particularly measures that make the data unintelligible to anyone without authorised access.

9. BAULAND EOOD, the personal data controller, informs you:

that the company does not operate or maintain automated decision-making, including profiling as referred to in Article 22(1) and (4) of the EU Regulation;

that your personal data will not be transferred to a third country or an international organisation;

that the company does not process personal data for direct marketing purposes;

10. BAULAND EOOD, the personal data controller, informs you:

that the employer BAULAND EOOD CARRIES OUT VIDEO SURVEILLANCE AT THE WORKPLACE to prevent abuse.

11. BAULAND EOOD, the personal data controller, informs you of YOUR RIGHT TO LODGE A COMPLAINT with the Commission for Personal Data Protection or a Bulgarian court:

1. If the rights listed above are infringed, YOU HAVE THE RIGHT to complain to the Commission for Personal Data Protection within one year of learning of the infringement, and no later than five years after it occurred. The Commission must issue a decision within 30 days and may give binding instructions, set a deadline for remedying the infringement or impose an administrative penalty. It will send you a copy of its decision. The decision may be appealed under the Administrative Procedure Code within 14 days of receipt.

2. Alternatively, if your rights are infringed, YOU HAVE THE RIGHT to challenge BAULAND EOOD's actions as data controller before the competent administrative court or the Supreme Administrative Court. You may also seek compensation for damage caused by unlawful processing. However, you cannot bring the matter before a Bulgarian court while proceedings concerning the same infringement are pending before the Commission, or while its decision is under appeal and no final court judgment exists. At your request, the Commission will certify that no proceedings on the same dispute are pending before it.
