Will the price change in a crisis, war or other force majeure event?

The company does not change, and has never changed, an agreed price. Whatever the circumstances around the world, we stand by our name and our signature. We also rely on our customers to make payments on time and to notify us promptly if they encounter a problem.

I own another property. Will you wait for me to sell it?

Of course. We can allow more time before signing a preliminary contract so you can sell your other property at your own pace.

If I refer a friend, would you offer me a larger discount?

If you refer a friend when buying an apartment, we will work hard to offer both buyers an excellent price, as we do for purchases of more than one apartment.

How long does it take to construct a building?

Projects usually take around 24 months from groundbreaking. We include many details to add value to each development, and everything must be carefully finished. That cannot be achieved in just a few months.

Will the building be completed as shown in the visualisation?

Our buildings are delivered exactly as shown in the visualisations, sometimes even better. We never cut back on materials or change the designers' specifications.

Do you work with lenders?

The company has never used funding from banks or third parties. It is financed entirely with its own funds. Of course, we help our customers every day to find suitable financing on the best terms when buying a property.

Can I buy an apartment from another country without visiting?

Of course. Many of our customers reserve an apartment online, sign a contract and make their payments smoothly and on time. For the notarised transfer, you will need a power of attorney certified through the applicable procedure in the country where you live. We can help if you need more information.

How long have you worked in property investment and construction?

We have invested in real estate for 9 years and have been actively building for the past 8.

What security do I have when buying off-plan?

At Bauland EOOD, payments are exclusively for completed work. We do not require large advances, send photographs regularly and receive regular media coverage. Our flexible plans let clients choose payment methods and schedules.

Is there a service charge at your developments?

In most projects, the owners' association decides on maintenance. In some large developments where we retain a substantial property portfolio and have a strong long-term commitment, we provide maintenance ourselves at below-market rates.

How to choose a good-quality property in Plovdiv

Today's ideal property combines a good location, first-class construction, world-class materials, solid warranties and communication with the developer.

Favourable mortgage rates encouraged Bulgarians to use borrowed funds while keeping their own money available for other investments.

Buying property is no longer something to do at any price or simply because it seems a good idea, concludes Vladimir Temelkov, managing partner of Lauta Forest Premium. He graduated in computer science and business informatics, but his passion for digital technology evolved into construction and the development of modern, sustainable property.

Temelkov analyses Plovdiv's housing market in 2019 and 2020 and the first months of 2021. These are the emerging trends.

Today, a home is more of an investment that we may choose to make when there is a need, a sound development plan, family, professional or social stability, or a reliable tenant. Banks are stable and well capitalised, with over BGN 50 billion, and will soon lower loan interest rates a little further, making them an excellent source of funding. If a property meets the highest standards and is reasonably priced, the decision to buy should be carefully considered, balanced and financially secure. Here is what to look for in Plovdiv’s property market in 2021.

Bank financing offers greater security when buying a property

Bulgarians traditionally seemed reluctant to borrow, but favourable mortgage rates encouraged them to use borrowed funds while keeping their own money available for other investments or even leisure. The key point is that when you buy through a bank, it scrutinises the seller, whether an individual or a company. It reviews financial documents, assets, liabilities, previous loans and mortgages, and assesses the risk. Standards are high, and banks do not lend at any price. In other words, if you like a property and the bank approves its seller and agrees to finance you, that is very good news and provides considerable reassurance.

Quality speaks for itself

Day or night, a good property remains a good property: a good location, first-class construction, world-class finishing materials, excellent warranty terms and good communication with the developer. Whatever the economic and social conditions, a property meeting these basic requirements will always attract a buyer, tenant or bank willing to accept it as security for your next investment. Other properties fall far short of modern standards for sustainable, premium construction: cheap windows, poor-quality bricks and concrete, low-grade plaster, poorly executed electrical installations and budget finishes in shared areas. Avoid this type of investment, however attractive the price may seem.

Natural selection among developers and builders

After the understandable excitement in the property market, especially in Plovdiv, growth had become more moderate in 2019. No property bubble burst, there was no dramatic price collapse, and prices reached levels slightly above market value. Over the next 24 months, strong, established developers will naturally stand out. Some will be exposed as having financed their lifestyle and investments through pyramid-like arrangements: spending on equipment, cars and holidays using proceeds from future projects that do not yet exist. When actual construction needs funding, the money is gone and must be sought from later projects. This works during periods of overexcitement among buyers, developers and financial markets, with risky investments. In 2021–2022, real fresh capital and first-rate developers with sound histories and reputations will be needed. Builders should diversify their business portfolios rather than put everything in one place at any cost. Developers should understand that the more they value quality and sustainability, the more easily they can weather economic cycles, having built momentum and a reputation as responsible owners and builders. In balanced or difficult times, good builders can establish their name and move forward quickly by gaining a growing number of satisfied customers.

Payment for completed work

The best way to assess a developer’s resilience and gain peace of mind is to limit the initial payment to 25–30%, with later instalments tied to completed work. At Lauta Forest Premium, no initial payment exceeds 30%, and even that can be split into smaller instalments, for example up to ground level. Aim to pay for completed work rather than funding construction in advance. Do not expect a developer to admit financial problems or a poorly performing investment programme. Test their flexibility with payments linked to progress. Avoid arrangements such as 70% upfront, 20% at Act 14 and the remaining 10% at Act 15.

Low, reasonable or realistic price?

If a price seems suspiciously low, remove the property from your list. It is unlikely to be the deal of a lifetime: if it were truly attractive, a bigger player would probably already have bought it. After viewing 5–10 properties, you should recognise a reasonable price and the signs of a good investment. Look for an attractive, well-maintained building with granite, Etalbond or HPL on the façade rather than terracotta tiles. If your own assessment — independent of agents, friends or influencers — says the deal is reasonable, move towards purchase or negotiate directly with the seller. A realistic price is slightly above a reasonable one but justified by quality materials, location, appearance and added value. This supports liquidity before, during and after crises, allowing a quick sale, rental or use as loan collateral. Avoid developers advertising unrealistic discounts of €50–100 per square metre: they may be seeking a quick sale while concealing a problem.

Those who ask find their way

Ask questions, including difficult ones; comment, observe how confidently the developer responds, ask about materials and deadlines, compare developers and put everything in the contract. Still, do not overdo it: you could irritate them and lose the deal. Here are some key questions to ask:

• How is the building financed? Is there a loan, and from which bank?

• Have you completed other buildings? Can you provide their addresses and features?

• What windows do you install and how do they open?

• Will I have to pay anything extra?

• How will my apartment be finished?

• Can I request minor changes, such as the position of air conditioners or sockets?

• If there is underground parking, are the foundations waterproofed? Does the lift serve the underground car park?

Finding the right property in Plovdiv

Low price: €500–600 per square metre

This involves serious compromises on quality and materials. However attractive the visualisations may be – and there are not many – the finished shared areas and façades may use terracotta tiles, very low-grade windows, entrance doors and lifts, exposed external drainage and similar economy solutions.

Reasonable price: €650–720 per square metre

This can deliver very good quality if the developer uses materials conscientiously and does not cut corners on the structure or high-quality finishes. Examples include quality lifts with German or Italian motors, automated Hörmann garage doors and aluminium railings with full glass panels rather than bars; glass costs around BGN 100 more per linear metre.

Realistic price: €720–820 per square metre

To justify that price, a property needs an excellent location. This does not necessarily mean the Central District or the main pedestrian street. Find out what will be built nearby so you are not surprised by a new high-rise next door just as you move in. Ideally, the building should be in a quiet setting near a grocery shop, pharmacy, playground and public transport stop, with parking available to buy and 100% parking provision. For a developer, a good location also means a higher land cost per square metre of gross floor area. Quality cannot be compromised: Wienerberger bricks, imported windows with premium fittings and fully opening sashes, insulation systems from European brands such as Rofix, Weber or Baumit, and a suspended HPL or Etalbond façade. Landscaping and night lighting also matter.
